2% LISTING FEES SOUND TOO GOOD TO BE TRUE, WHAT IS THE CATCH?

We require a minimum listing of $199,000 or more to receive our discounted rate of 2%.  Properties listed for under $199,000 will be subject to a 4-5% listing fee.  Other than that, there is no catch.

HOW DOES THIS ALL WORK?

When you list your property for $199,000 or more we only charge a 2% total listing fee. 1% will go to the listing agency and 1% will go to the buyer agency.  There are no hidden fees.  We will take professional pictures of your property, list your property on the MLS (multiple listing service) and write a detailed description to help market and sell your property.

HOW IS 2% REALTY INC. DIFFERENT FROM OTHERS IN OUR FIELD?

We are just like any other Full Service Real Estate Agency with the exception that we charge 2% instead of the typical 5-6% listing fees. 


Also, you may have seen billboards or heard ads for a 1% listing fee.  Unfortunately, they aren't very transparent and if you read the fine print the seller still has to pay the buyer's agent a 2.5% - 3.0% commission. 

When you add that 2.5% - 3.0% buyer's agent commission to listing commission of 1.0%, you have a total of 3.5% - 4.0% listing fees which becomes closer to the typical commission charged for selling a home.

WHY 2 PERCENT?

Through research and analysis we have determined that 2% listing fees are the lowest we could offer and still stay in business.  Typical real estate agencies charge between 5-6% listing fees.  


We believe the typical fees seen in the marketplace of 5 and 6% are way too high!  The old days are over, no longer are agents receiving a huge paper book of listings printed monthly that clients have no access to whatsoever... Instead today, consumers are finding their homes on the internet, from their phones, often before ever contacting an agent.  Yet prices for listing fees haven't noticeably decreased in 50 years! 


We are different because we believe sellers shouldn't have to pay such large unnecessary commissions for the buyer's agent.  We believe if seller's didn't have to factor in such large commissions they might be able to sell sooner than they otherwise would.  We believe our concept provides our hardworking brokers with fair compensation, while promoting an efficient housing market that keeps more money in our client's pocket!

INCLUDED:  Professional Pictures, Multiple Listing Service, Syndication to Hundreds of Consumer Sites like Zillow, Realtor, Trulia, Redfin and more, Comprehensive Marketing Campaign, Creative Property Description, Open House Showing

NOT INCLUDED:  Fine Print, High Commissions, Cleaning, Home Staging, Maintaining Property

CAN ANYONE LIST WITH 2% REALTY?

Currently we are serving the Chicagoland Area.   We currently operate as far north as the Wisconsin border and as far south as the south suburbs of Chicago.  If there is any uncertainty, please contact us (312) 420-6899 to see if your zip code is within our listing area.  We will list any home or commercial property over $199,000 for a 2% listing fee.  Any property under $199,000 will be subject to 4-5% listing fees.

WILL AGENTS SHOW MY HOME WITH A LOWER COMMISSION OFFERED?

We understand most agents in this industry work on commission.  Some agents may not want to show a property to a client that pays them a lower commission, but they should anyway, why?  Because home buyers have so much more information available at their fingertips these days, especially SERIOUS buyers.  These are the buyers that check Zillow, Realtor, Trulia, and other online sources each morning they wake up and every night before they go to sleep.  

These are very serious buyers, the type that are on the verge of buying, and they are going to say to their agent "hey why aren't we seeing the house on the next block over?"  If the agent refuses to show, he or she just lost a client.  So the agent is going to show the home.  This concept wouldn't have worked 10 years ago, maybe not even 5 years ago, but today the power is in the hands of the consumer/buyer.

HOW CAN WE AFFORD TO ONLY CHARGE  2 PERCENT?

We believe we can make up for the lower fees we charge with higher volume.  By only charging 2% we can keep our agents busy, and if our agents are busy that's less time they have to spend finding new clients and marketing themselves individually.  Our main goal is to put more money back in the seller's pocket.  And by charging 3-4% less commission fees, we are doing exactly that.  Plus, we don't have the legacy costs of the dinosaur brokerages or huge shiny new offices filled with underperforming agents, aging tech, and equipment.  We keep our overhead low so we can pass on the savings to our clients.
